An 18th century country house in Burton-upon-Trent that has been turned into a 50-bedroom hotel has been brought to market for £2.5 million. The Newton Park Hotel, currently closed, is a grade II-listed house in Newton Solney.
The hotel sits within around 4.75 acres of gardens and has undergone significant extensions over the years, including the addition of five meetings and event spaces, as well as bars and restaurants.
When it was operating, the Newton Park Hotel was a popular destination for domestic and international travellers, offering easy access to popular destinations including the Peak District Chatsworth House and Alton Towers.
The hotel, which is close to the village of Repton, also has a license to host weddings and, being located around 15 miles from East Midlands Airport and in close proximity to much of the UK manufacturing industry, was also popular with corporate travellers.
The sale is being led by commercial real estate firm Colliers. Josh Sullivan of Colliers’ hotels team described the hotel as “a charming period building steeped in history with delightful features throughout.”
Sullivan continued: “It is positioned in an affluent setting a short drive from the village of Repton and is extremely well connected to local towns and cities in the region, and attractions such as Chatsworth House.”
"When the hotel previously operated, it benefitted from strong midweek corporate business from international manufacturing businesses based nearby as well as leisure and wedding trade on the weekends.”
Discussing the commercial potential offered by the sale, Sullivan said that there was “significant opportunity to add value to the business through investment in refurbishing the property which would drive an increase in the average room rate.”
He added that the site could also undergo a change of use, with the opportunity to convert it to residential or care uses, subject to the relevant planning permissions.
